General Criteria for Tenancy
The following policies are established to ensure that all prospective applicants for a property processed by Outstanding Properties, Inc., will be treated equally. All local, state and federal fair housing laws are followed and observed.

Applicants

  • Each person 18 years of age and older applying for residency must complete and sign an application reviewing the applicant’s credit reports, criminal and court records, rental references and employment history as needed.
  • Each applicant must pay a non-refundable fee of $35 per application.
  • Applicants with little or no rental history may need a co-signer for approval. Co-signers must fill out a separate application and pay the $35 application fee.
  • Applicants may be required to pay an additional security deposit, last month’s rent or have a co-signer if they do not meet the normal requirements for tenancy.
  • Applicants must sign a lease, pay the first month’s rent, security deposits, pet fees and other rental fees OR pay a non-refundable holding deposit to hold the unit within 24 hours of approval.

Automatic Denials

  • Providing false information on the application, providing an incomplete application or lack of response from the applicant for additional information, any undisclosed information.
  • Collections or judgments filed by a property management company or property owner within the last seven years. If the collection was paid more than 3 years ago, applicants may be considered with an additional security deposit, and/or last month’s rent and/or a co-signer.
  • Having a current 3 day pay or vacate notice, an unlawful detainer action or eviction within the last three years, after 3 years on a case by case basis.
  • Negative rental references from current or previous landlords.
  • Any criminal convictions including but not limited to judgments for property damage,  selling or manufacture of drugs, physical or violent crimes, theft convictions.
  • An employment reference in which the employer indicates that the employment will end and the income level will drop below required amounts.

Each applicant may be denied residency for reasons other than those listed above. Applicants must fit within the criteria specified for the individual property for which they are applying.
